Roofing Built for Big Buildings
Warehouse, distribution and manufacturing buildings along the I-70 and Highway 40/61 corridors have some of the largest roofs in St. Charles County. On a roof that size, small problems spread fast: one open seam can soak hundreds of square feet of insulation before a drip ever shows up inside, and a leak over racked inventory or production equipment gets expensive quickly.
Common Warehouse Roof Systems
TPO and EPDM
Most newer warehouses have TPO roofs, and many older ones have EPDM. Both hold up well, but seams, rooftop unit curbs and drains need regular attention.
Metal
Pre-engineered metal buildings are common for warehouses and shops. Over the years, fasteners loosen, laps open and rust starts at cut edges and fasteners.
Older built-up and modified bitumen roofs
Older industrial buildings may still have built-up or modified bitumen roofs, often near the end of their life.
Options That Fit Warehouse Budgets
- Targeted repairs for seams, flashing and drains when the roof is in fair shape
- Restoration coatings that seal the entire roof for far less than replacement, with no tear-off
- Recovers that install a new roof over the existing one when it qualifies
- Full replacement in phases when the roof is past saving
Energy savings: A white TPO roof or reflective coating keeps the roof surface much cooler in summer, which reduces the load on rooftop units over large floor areas.
Working Around Your Operations
We stage materials away from docks and drive lanes, keep the roof watertight every night, and coordinate with your team before working over sensitive inventory or equipment. You'll get a clear schedule up front and updates as the job moves.
Warehouse Roofing Questions
Is a coating or replacement better for a large warehouse roof?
If the roof is still attached and most of the insulation is dry, a coating usually costs far less than replacement and causes almost no disruption. If large areas are wet or the roof has already been recovered once, replacement is usually the better long-term value. A moisture survey and core cuts tell us which.
Can you work while our warehouse stays in operation?
Yes. We plan the work in sections, stage materials away from dock doors and traffic, and coordinate with your operations team so shipping and production keep moving.
What causes most warehouse roof leaks?
On flat roofs: seams, rooftop unit flashings, skylights, and clogged drains. On metal roofs: loose fasteners, open end laps, and rust. Large roofs also see damage from wind at the perimeter and from foot traffic during HVAC service.
